Finding A Tenant References

We use a professional referencing and credit check agency, and we ask all Tenants and Guarantors (where applicable) to complete an application form. This information is sent to the referencing company who then carefully process the application and subsequently check the applicant. We only recommend Tenants to you who have been accepted for tenancy.

Tenancy Agreement

We ensure that the appropriate Tenancy Agreement is drawn up and signed by Landlord and Tenant; this is usually an Assured Short hold Tenancy Agreement, unless it is a company let.

Utilities

We will read meters and provide you with the readings.

Rent

In order for Tenancy to commence, we require one months rent in advance. We also ensure that the Tenant has signed and completed a Standing Order Mandate which is then sent to the bank so that the rent is paid directly to your account on a monthly basis.

Deposit

A deposit equal to one months rent plus £100 is taken from the Tenant. All deposits must now be held under the Deposit Protection Scheme. It requires landlords to register details of the start and end of all Assured Short hold Tenancies on which they take a deposit.

Schedule of Conditions and Inventory

Before your tenants move into the property we will prepare a schedule of condition detailing the current condition of the property, internally and externally. Also a comprehensive set of photographs will be taken. The schedule will be signed by the tenant showing their acceptance of the condition of the property on the date they move-in. This documentation is extremely important as it assists if there are any disputes at the end of the tenancy.

Move In

C & V Lettings and Property Management will meet & move your tenant(s) into the property making sure that relevant documents are agreed and signed. This will provide the reassurance that all legal processes have been followed

Utilities

C & V Lettings and Property Management will contact the relevant gas, water, electricity suppliers, and local authorities to notify them of your new tenants details, and the meter readings, which will be taken at the time of the move in.

Property Inspections

Property inspections are not included in this service.

Maintenance

There is no maintenance service with the Intermediate scheme. The Tenant will contact the Landlord direct.

STANDARD MANAGMENT PACKAGE (same as above, but includes):

Property Inspections

C & V Lettings and Property Management will conduct periodic inspections of your property usually every three months to ensure that it is being kept in a good and well-maintained condition throughout. We will send you a report as and when this is carried out.

Maintenance

In the event of a maintenance issue occurring at your property we will endeavour to inform you first before any action is carried out. However, in the event of an emergency we will arrange for a reliable local contractor to visit and assess any damage / problem.

Final Inspection and Check Out

C & V Lettings and Property Management will meet the tenants at your property to carry out a final inspection to ensure that the property has been left in the same condition as stated on the schedule of condition. We will also take final meter readings for the gas, electric and water if necessary.

£295 + 8% of rental income PCM

PREMIER MANAGEMENT PACKAGE (as Standard Management, but includes):

Our Premium Management Package includes all of the above services, but then goes on to protect you against lost rental income should a tenant fail to make payments. There are several levels of cover available, with varying costs.

Cover options include 6 or 12 month plans, with or without excess charges and can cover up to a maximum £3,000 pcm.
